The Denver Squares and Craftsman bungalows that ring Wash Park, Park Hill, and Platt Park almost all sit on full basements — plus attached and detached garages — so the single most common thing we do here is carry decades of dry-climate storage up the basement stairs or out of the garage. The second thing is uniquely Denver too: pop-top and scrape-off renovation debris. In the Highlands, Berkeley, Sloan's Lake, and Wash Park, originals get a second story added (a "pop-top") or get torn down and rebuilt (a "scrape-off"), and all of it generates whole-house pre-demo cleanouts and construction debris nobody's municipal bin will take.
Downtown the job flips completely. In the LoDo brick-and-timber warehouse lofts and the Union Station glass towers — and the new RiNo creative lofts — buildings won't release the freight elevator without a Certificate of Insurance on file, and there's no curb; everything goes out the loading dock. In Capitol Hill and Cheesman Park, it's 1900s brick walk-ups with no elevator — but Denver is flat, so a stair-carry is just part of the flat price, no hill-country surcharge. We price all of it the same way: send a photo, get one flat number that already covers the labor, the truck, the disposal, and the drive. No "call for a quote," no hourly meter, no on-site reveal. And because Colorado doesn't tax the service, that number is genuinely all-in — the transparency wedge the on-site franchises can't match.
Front Range disposal runs about $88 a ton — moderate, well under Seattle's coastal rates but real money — and Colorado sites charge double for an unsecured, uncovered load. So we tarp every load and divert usable furniture and goods to donation and recyclable material to the right stream before anything hits the landfill. That keeps your flat price honest and keeps the tip fair. It's also part of being a licensed Denver waste hauler — since 2016 the city requires anyone hauling junk, C&D debris, or bulky items out of Denver to hold a waste-hauler license, keep the company name and phone on the truck, and retain disposal receipts. Not every "guy with a truck" does. We do.
Denver's Large Item Pickup is genuinely useful, but it's narrow: it runs only about once every nine weeks, takes five large items at the curb, and excludes appliances, electronics, and tires entirely. So a couch waits up to two months and you still have to drag it to the curb yourself; a fridge, a TV, or a mattress the city simply won't take.
