The pre-war brick walk-ups and mid-century condos that ring Cheesman Park and City Park West — long the heart of Denver's LGBTQ+ community and still a dense, high-churn stretch of renters and owners. The signature job here is park-side turnover: a lease-end move-out, a mattress-and-couch haul, or downsizing out of an older condo. We carry it out — down the stairs if it's a walk-up, no surcharge — and quote it flat from a photo. Se habla español.

Upload Photos & Get Quote →The blocks around Cheesman Park and its Botanic Gardens edge, plus City Park West (80206 / 80218), are Denver at its densest and greenest: 1900s–1920s brick walk-up apartments and a good stock of mid-century condos, filled with renters and owners who move often. Two jobs drive the work here. The first is the lease-end move-out, same as neighboring Cap Hill — an old couch, a mattress and box spring, a dresser, carried out on a deadline. The second is more particular to the park's condo stock: downsizing. As long-time owners right-size out of an older unit, we clear the furniture, the packed closets, and the storage they're leaving behind. Both are one flat photo-quoted price, and both include the carry — you never lift a thing.
The buildings here are the same pre-war walk-ups you'll find on Capitol Hill next door: no elevator, two or three flights of stairs. We carry everything down for you, and because Denver is flat, there's no per-flight stair fee and no hill surcharge — the price we photo-quote is the price you pay. If you're in a mid-century condo with an elevator, even easier. Either way the flat number is set before we arrive, so a tight parking block or an extra flight never changes it.
Turnover here runs on lease dates, and the old mattress is the classic snag. Denver's Large Item Pickup only takes a mattress bagged and wrapped, comes about once every nine weeks, caps you at five large items, and won't take appliances or electronics at all. Waiting two months isn't an option when the new tenant arrives Saturday. We take the mattress, the box spring, the couch, and whatever else is left today, carry it out, and route the mattress to a recycler or donation where it's resellable.
Flat rates, photo-quoted before the truck rolls. The labor, the stair carry, the drive, and the disposal are already in it — and there's no Colorado sales tax on the service.

"Moving out of my walk-up right off the park and I had a couch, a mattress, and a dresser I couldn't budge. Carried it all down, flat price from a photo, no stair fee. Made my lease deadline easily."
"Downsizing out of my condo on the park after twenty years. They cleared the heavy furniture and the packed closets, donated a load of it, and left the place empty and clean. Kind and unhurried."
"Just needed an old mattress and box spring gone before the next tenant. Same day, carried down two flights, one flat number. Couldn't have asked for easier."
