When a home has filled up over years, clearing it feels impossible — and it isn't. We handle hoarding and heavy-clutter cleanouts across Denver with compassion, discretion, and no judgment: whole homes, basements, and garages carried out room by room, keepsakes protected, at a flat truck-fill price from $325 a load. Take it in stages over several days if that's easier. No Colorado sales tax on the service.

Upload Photos & Get Quote →A hoarding cleanout isn't a normal haul-away, and we don't treat it like one. Often there's a family stepping in for an aging parent, an executor settling an estate, a landlord facing a hard turnover, or a resident who has finally decided today is the day — and every one of them deserves to be met with patience instead of shock. Our crews are calm, respectful, and completely non-judgmental. We work at the pace the household sets, we protect the things that are staying — photographs, documents, jewelry, heirlooms, cash turn up in these homes all the time, and we watch for them — and we keep the whole thing private. Crews come in unmarked vehicles on request and stage the load without turning the front yard into a spectacle.
We work the whole metro — led from our Denver hub, with steady demand out in Montbello, Aurora, and across the surrounding suburbs — and we scope each home individually. Some are one long day; many are better spread across several days so belongings can be reviewed in stages. That's planned up front, and the flat per-truckload pricing holds across the entire job.
Send photos or call and we'll talk it through. For bigger homes we'll do a no-pressure walk-through, agree on what stays and what goes, and set a flat per-truckload total before anything moves.
One day or several — we build the schedule around the resident or family. Keepsakes and documents are set aside; biohazard or deep-clean specialists are coordinated where the home needs them.
A discreet crew carries everything out — rooms, closets, basement, garage — donates and recycles what it can, and leaves the home clear. You lift nothing, and the price doesn't move.
Priced flat by volume — the space it fills, not the hours it takes. Each truckload has a set flat price, and a heavily packed whole home is simply quoted per truckload so you have the full number before we begin. The carry-out, the drive, and the disposal are all included.
| Volume | Flat price |
|---|---|
| Minimum job | $75 |
| Truck-fill — 1/4 | $325 |
| Truck-fill — 1/2 | $580 |
| Truck-fill — 3/4 | $790 |
| Truck-fill — full load | $985 |
| Whole home (multiple loads) | Quoted per truckload |
$75 minimum. Disposal included. A heavy whole-home job runs several full loads, each at the flat $985 truck rate, totaled up front — no hourly meter, no day-of surprise. No Colorado sales tax on the service.
For context, specialty hoarding-remediation companies commonly price whole-home jobs into the several-thousand-dollar range, and national cost guides put full-service hoarding cleanouts anywhere from roughly $1,000 to $5,000+ depending on volume and condition. We keep it to a transparent flat per-truckload number so the total is clear before the first load.
| Option | Cost | Speed | Catch |
|---|---|---|---|
| Denver Large Item Pickup | Free | Up to ~9 weeks | 5 items max, curbside-only — useless for a whole packed home |
| Roll-off dumpster rental | ~$350–$600+ per haul | Days–weeks | You fill it yourself, by hand, from inside the home — the hardest part is left to you |
| Specialty remediation firm | ~$1,000–$5,000+ | Scheduled | Hourly or condition-based pricing that's hard to predict up front |
| JunkRabbit | Flat, per truckload from $325 | Days, at your pace | None — flat photo/walk-through price, we carry it all out, discreet and donation-first |
No — the city's program isn't built for anything close to this. Denver's free Large Item Pickup (through Denver 311 · 720-913-1311) takes a maximum of five large items plus about ten bags, is curbside-only, runs only about once every nine weeks, and excludes appliances, electronics, and tires. A hoarded home holds dozens of truckloads' worth of belongings, most of it inside the house rather than at the curb, and the resident often physically can't move it out — which is exactly the situation the city program can't touch. And you can't leave it in a pile on the street either: uncontained bulk brings code-enforcement problems, not solutions. A full-service crew that comes inside, carries it all out, and diverts what it can is the only realistic path, and that's what we do.
Even a heavily cluttered home is full of things worth saving, so we sort as we clear and divert donation-first. Usable furniture, housewares, clothing, and goods go to Goodwill of Colorado, ARC Thrift Stores, and Habitat for Humanity ReStore — with a tax receipt on request, which can matter for an estate. Metal, appliances, and e-waste are recycled (Colorado bans TVs and computers from landfills, and we handle that correctly), and only what's truly unusable is disposed responsibly. Every load is tarped, which on the Front Range also keeps the tip fee from doubling for an uncovered truck. It's better for the family, better for the city's diversion goals, and it's all inside the flat price.
"My mom's house in Montbello had filled up over fifteen years and I didn't know where to start. They were kind, never once made her feel bad, and did it over three days so we could go through things. Found her wedding photos in a box we almost missed. Flat price, no surprises."
"Cleared my late uncle's home as executor — packed basement, packed garage, all of it. Unmarked truck, totally discreet, donated what they could and gave me receipts for the estate. Priced per load up front so I knew the total."
"I was dreading the judgment and there was none. They coordinated a deep clean after the carry-out, worked at a pace I could handle, and my home is mine again. I can't thank them enough."
How much does it cost in Denver?
Flat by volume: $325 a quarter-load, $580 a half, $790 three-quarters, $985 a full truck, with a heavy whole home quoted per truckload up front. $75 minimum, disposal included, no Colorado sales tax.
Will I be judged?
Never. Our crews are compassionate and discreet, work at your pace, and protect anything you're keeping.
Can we do it over several days?
Yes — multi-day scheduling is normal for whole homes, so belongings can be reviewed in stages. The flat pricing holds across the job.
What about biohazards?
We're biohazard-aware and coordinate licensed remediation, pest, or deep-clean specialists where a home needs them, handling the carry-out and hauling ourselves.
