Clearing a LoDo brick-timber loft or a glass tower unit near Union Station isn't a curbside job — there's no curb, and the building won't release the freight elevator without a Certificate of Insurance on file. We file the COI, reserve the elevator and dock window, split the sectional for the service elevator, and take it all out the dock — furniture, mattresses, office pieces and e-waste in one trip. Flat photo-quoted price from $325 a truck-fill, dock wait included, no high-rise surcharge, no Colorado sales tax.
Send a photo of the unit — flat price back in seconds, COI handled
Upload Photos & Get Quote →Photograph the unit — the sofa, the bed, the office furniture, whatever's leaving. You get an exact flat price back in seconds, by item or as a truck-fill for the whole condo.
We file the COI with management, reserve the freight elevator and loading-dock window — including evening or weekend slots if that's your building's rule — and coordinate with the front desk. You don't chase paperwork.
The crew splits oversized sectionals for the service elevator, brings everything down, and hauls it — furniture donated, mattresses recycled, electronics e-cycled. You lift nothing and never touch the lobby.
Downtown and LoDo (80202) are Denver's high-rise core — the 1890s brick-and-timber warehouse conversions off Wynkoop and Wazee, and the newer residential towers stacked around Union Station and the CBD. Like Brickell in Miami or South Lake Union in Seattle, the mechanics are what make or break the job. Building management won't release the freight elevator without a Certificate of Insurance naming the association or management company as additional insured — a $1 million general-liability policy per occurrence is the standard ask — and those elevators are reserved several business days out with a fixed loading-dock window, sometimes evenings or weekends only. Critically, there's no curb: nothing gets set at the street, so every piece travels down the service elevator and out through the dock.
We do all of that so you don't. We file the COI, book the elevator and dock window with the front desk or management, split oversized sectionals and sleeper sofas to fit the service car, carry everything down ourselves, and haul it. And because the elevator reservation and the dock wait are already priced in, downtown gets the same flat number a ground-floor job would — no per-floor fee, no high-rise surcharge, and no Colorado sales tax on the service.
Flat and photo-quoted, before anyone shows up. A few pieces price by item; a whole unit prices as truck-fill and is usually the better deal. The COI, the elevator window and the dock wait are all in it.

For context, national cost guides put a full truckload clear-out in the $550–$900 range, and traditional haulers price a downtown unit by volume and often confirm the number only on site — after they've seen the elevator situation. We quote flat from your photos before we roll, with the building coordination already included.
| Option | Cost | Speed | Catch |
|---|---|---|---|
| Denver Large Item Pickup | Free | Up to ~9 weeks | Curbside single-family bulk only — downtown towers aren't on the city route, and there's no curb anyway |
| DIY with a rental van | ~$50–$150 + dump fees | A full day | No COI means no freight elevator — most buildings simply won't let you use it |
| Traditional full-service hauler | ~$550–$900+ | 1–3 days | Priced by volume, confirmed on site; high-rise and elevator upcharges common |
| JunkRabbit | Flat, from $325 | Same day | None — flat photo price, COI + elevator + dock handled, no high-rise surcharge |
Effectively no. The City & County of Denver's free Large Item Pickup (booked through Denver 311 · 720-913-1311) is a curbside program for single-family trash customers — it runs about once every nine weeks, caps at five large items, and excludes appliances, electronics and tires. Downtown high-rises use private haulers and aren't on the city route to begin with, and there's no curb to set anything on: a doorman building isn't going to let a sofa sit on the sidewalk under Union Station. So for a loft or tower unit, the municipal option simply doesn't exist — the furniture has to go down the freight elevator and out the dock, which is precisely the job we're built for.
A downtown move-out is usually full of good, current furniture, so we route donation first — sofas, desks and dressers to Goodwill of Colorado, ARC Thrift Stores, or Habitat for Humanity ReStore, with a tax receipt on request. Mattresses can't go in regular Denver trash and are routed to a mattress recycler for their steel, foam and fiber. Electronics — the monitors, desktops and old TVs a home-office clear-out produces — are diverted to an e-cycler because Colorado law bans them from the landfill outright. Everything is hauled tarped, and what's genuinely spent is disposed responsibly at the Denver-Arapahoe Disposal Site. It's all in the flat price.
"They had the COI to my building's management before I even asked, booked the freight elevator for a Saturday window, and cleared my LoDo loft out the dock. Split the sectional to fit the service car. Flat price, no drama with the front desk."
"Flipped a unit near Union Station and needed the old owner's furniture gone before the reno crew. Whole-place clear, mattress and desk and all, flat quote from photos, no high-rise upcharge like the last company hit me with."
"Downsized my dad out of a CBD tower — discreet, took the furniture to donation with a receipt, and the old monitors and TV got recycled. One dock window, flat price, no tax on top. Made a hard week easy."
