The Denver-specific question: does the price include the stairs?

Ask this one first, because in this city it decides everything. The housing stock guarantees it.

Bungalows from 1900 to 1930 across Wash Park, Congress Park, Park Hill and Platt Park put the storage in a basement reached by a steep flight that turns hard at a landing, often with under seven feet of headroom. Pre-war brick walk-ups in Capitol Hill, Cheesman Park and Uptown put apartments on a third floor behind a switchback stair and a narrow vestibule door. Pop-tops in Berkeley and the Highlands put the primary bedroom up a staircase grafted onto an existing house.

A quote given over the phone without asking which floor is a quote that will be revised on your doorstep. Ours does not need revising because the carry is priced in — a sofa is $126 from the basement, the third floor, or a flat Lakewood living room.

Red flags that are genuinely diagnostic

  • A round teaser number with no items attached. It prices the drive, not the job.
  • Cash only, no invoice. There is then no record of what was agreed, which is convenient for exactly one party.
  • Reluctance about the certificate of insurance. A legitimate operation sends it within the hour.
  • A vague answer about where the load goes. Colorado has a real dumping problem on public land west of the metro, and the trail from a dumped load leads back toward the household that generated it.
  • Pressure to decide on the spot. Nothing about a sofa is urgent.

Hail season brings a specific risk

After a serious Front Range hailstorm crosses Aurora, Centennial, Lakewood or the eastern suburbs, the metro fills with out-of-area crews chasing roofing and debris work. Most are competent. A minority are here for six weeks, and by the time a damage claim or a citation catches up, the phone number is dead.

The same pattern appears in a smaller way every spring, when seasonal hauling operations post a round number and a photograph of a trailer. None of this is a reason to assume bad faith — it is a reason to insist on the certificate, in writing, with your property named and the dates readable, before anyone parks in your driveway.

Buildings and HOAs will make the decision for you

If your job is in a Cherry Creek North, LoDo, RiNo, Golden Triangle or Union Station building, the choice narrows fast. Management requires a COI naming the property before the loading dock is reserved or the freight elevator is unlocked, and a hauler who cannot produce one cannot do the job regardless of price.

If you are in Central Park, Green Valley Ranch, Highlands Ranch or a newer Douglas or Arapahoe County subdivision, the HOA layer adds its own constraints — nothing staged on the driveway, nothing visible from the street, nothing beside community bins. A hauler who understands that will keep the job in the garage until the truck is loading.

On that basis you can add up your own job before speaking to anyone. A guest room stripped in a Platt Park bungalow — a queen mattress and a standard dresser — is $103 + $126 = $229. A garage bay reclaimed before the snow is usually a half truck at $431.

Get the scope right and nothing moves

  • Send photographs. One per room from the doorway, plus the basement stair and the garage. Better than any description.
  • Name the heavy singles. Hot tub, piano, gun safe, treadmill, pool table. These have published prices and naming them up front is what keeps a quote stable.
  • Say which floor everything is on. It does not change our price. It changes the crew and the timing, and a crew sized wrong is how a half-day job becomes two visits.
  • Mention winter alley access. A detached garage behind a Park Hill or Berkeley bungalow with a plow berm across the alley mouth is a different approach.
